quick question about if the lease could be broken on my landlord's part?

i have already asked a question about something similar to this, but after reading more into it, i am trying to find a way to accuse my landlords of breaking the lease so i can move out. it may seem like i'm pulling for straws, and i am. i'm just going to list a few things, however minor about our apartment that we may be able to find them guilty of somehow breaking the lease. a) i am 100% sure that someone could use a credit card to get into our apartment because the gap between the closed door and the wall is large enough to do so -- i know this for a fact because i have tested it before. also, we DO have a deadbolt lock, but it only works from the inside, not from the outside. b) there is an actual area in the floor of our bedroom where there is a hole large enough to see sunlight through. our apartment looks like it used to be an old frathouse or mansion or something, but now its just ran down and holds 4 seperate housing units. the landlords moved something on the side of the house to get under it, and didn't replace it, so the sunlight peeks through there and thats how i can see it. c) we have a HUGE bug problem and when we complained about it to our landlords they refused to spray the apartment, saying that the only way they could do that is if we complained about the bugs before 30 days after the lease was active. we signed on to the lease in february of this year when it was created in november of last year, when we didn't live here. so basically we have holes in our floor big enough for bugs to crawl through, yet they refuse to spray or do anything. d) NONE of our windows open, which i believe goes against fire safety rules. has anyone somehow dealt with any of the listed things above? also, if they don't fix a problem that i have confronted them about that they could be breaking the lease over and i called them out on it, could they magically change their minds and fix it no matter what as soon as possible? also, what are the most common ways that landlords break leases? and finally, the question that seems to have a million different answers... what would happen if we broke our lease? i have heard situations that people said they only had to pay 1 more month of rent and didnt get their security deposit back, and i have heard situations where you have to pay all of the rest of your lease off... whats the most accurate one? is there any way to lighten the blow on your fee or credit by a "30 day notice" that i've heard many people talk about? thanks.

  1. Neither of you can terminate the lease without a court getting involved. google some information on landlord tenant laws for your state to see what procedure involves to ask court for help.
