Who should fix my gas fires in rented property?

when i moved into property a year ago my landlord told me that the gas fires downstairs had been disconnected for safety reasons he led me to believe that he would replace them with electric ones after a year there is still no sign i don't know what to do should i put one in

  1. no! a corgi registered gas engineer has to install your gas fire. You can go out and buy your gas fire just dont attempt to install. I could easily install a gas fire myslef but it wouldnt be legal. If your landlord promised you electric fires then you should ask him again if you have no heat, your place should be heated its part of your rights as a tennant.
  2. This is your landlords responsibility. He may well try to dodge it but thats the bottom line. Most landlords I have ever met try to avoid spending money at all costs but the bottom line is that as a tennent you have rights. If you were to move somewhere else he would probably loose more in lost rent than the cost of replacing the fires. Perhaps point this out to him. I am sure he would rather keep it rented during this economic climate.

  4. Your landlord is responsible for the gas fires. He needs a gas safety certificate and for it to be checked every year, even if it is disconnected. Contact your local council.
  5. Hmm. "led you to believe" is going to make this difficult. Also the fact that you have left this remain as is for a year. Effectively, it could be argued that the property came without a gas fire and that was accepted by you.
  6. Don't put one in, it could cause a fire. Tell your landlord that it's time he got it fixed.
  7. If you have central heating the landlord does not need to replace the fire. It should however be removed if it is condemned. If it is your only form of heating then yes you should have something else fitted and that is down to the landlord.
  8. contact your landlord and ask him about the fires be careful of some advice people give ...landlords have to have a gas safety certificate for installed gas apliances if a fire is disconected it is not a fixed apliance... also heating is not a legal requirement under your rights as a tenant if that is how you took it on unless there was a promise to get it installed and you cant prove it. PRIVATE LANDLORDS ARE GENERALLY RESPONSIBLE PEOPLE DONT TAR EVERY ONE WITH THE SAME BRUSH !!! IF your landlord is avoiding this,as a last resort contact your local environmental health officer and they will inspect your property under decent homes legislation and require the landlord to do anything required...this could be far more than you are asking for ...MAKE SURE YOU INFORM THE LANDLORD YOU ARE PREPARED TO DO THIS YOU MAY BE SURPRISED HOW QUICKLY HE RESPONDS .. always be polite but firm as should he/she be.   9. You will need to foot the bill on that one. You will also need his permission as it will require substantial renovations, a new fuse has to be put in, new wiring, etc, it is not as simple as just sticking it in there.
